North Beach Is Shifting One Block South While Ocean Terrace Waits

The blue corn tortillas are gone from 7450 Ocean Terrace. Taquiza served its last tacos there on Friday, July 31. The spot had opened in April 2018 as a short-term pop-up tucked into the Broadmoor's oceanfront footprint, and it stayed eight years, long enough to earn a Michelin Guide recommendation. Around the corner on Collins Avenue, The Love Loaf's last day at 7415 Collins was Wednesday, September 30.

Both addresses sit on the same block. Both departures came within about 60 days of each other. Where the operators went next is the clearest map yet of how North Beach's everyday routine is reorganizing for the next few years.

The block that is clearing

Taquiza's exit was tied directly to the building. Miami New Times reported that the Broadmoor Miami Beach was preparing to begin construction on the Ocean Terrace development, a Witkoff Group project that will eventually put a 20-story residential tower on the site. Chef-partner Steve Santana put it simply: "What began as a short-term pop-up became a neighborhood institution."

The Love Loaf case is less settled. Owner Suzana Rodrigues announced on Instagram that the bakery was "being forced to shut down" and did not say why. New Times found that the 7415 Collins storefront is grouped with 7409 Collins Ave. in a commercial listing, and that the city's development agreement includes 7409 Collins in the Ocean Terrace site. That site covers nearly the full block between 74th and 75th streets. The paper was careful to add that the redevelopment had not been confirmed as the direct reason for the move.

The timeline on the project is long. The Real Deal's August 2026 update described 52 condominium units, 24 resort residences, a 42-key hotel and 15,000 square feet of ground-floor retail, with completion slated for 2029. Urbanize reported in March that the developer expected to break ground later in 2026. As of early October, published reporting confirms the plan, not a groundbreaking. That leaves residents with a stretch of oceanfront storefronts in transition and new retail several years away.

Where the 7400 block went

Neither operator left North Beach behind entirely, and one of them barely moved at all.

  • The Love Loaf has lined up its next home one block south at 7337 Collins Ave. Rodrigues has said the bread ovens will be off for a while, so there will be a gap before the in-house-milled sourdough returns.
  • Sunshine Coffee opened its North Beach flagship at 7351 Collins Ave. on June 4. Founders Alan Philips and Gelareh Mizrahi added a soft-serve program and breakfast fare to the cafe's coffee and matcha.
  • Taquiza went to the mainland. It reopened at its Little River tortilla factory, 8246 NE Second Ave.

Put those addresses together and the morning coffee-and-bread stop in this part of North Beach is settling onto the 7300 block of Collins. That puts it closer to the Bandshell and a short walk from the new park.

The one large-format loss this fall came from the other direction. Tambourine Room by Tristan Brandt, the Michelin-starred tasting-menu restaurant at the Carillon Miami Wellness Resort at 6801 Collins, announced its closure on Instagram on Wednesday, September 30 and said goodbye that same night. No reason was given. With North Beach's special-occasion table gone and the Ocean Terrace storefronts in flux, the neighborhood's fall social life is running mostly on public ground.

The park that turned one this weekend

Ocean Terrace Park marked its first anniversary yesterday. The city held the grand opening on October 3, 2025. The $15 million park runs along Ocean Terrace between 73rd and 75th streets. It was designed by Raymond Jungles Inc. and built under the same development agreement with Ocean Terrace Holdings that governs the private project next door. It has three water features planted with aquatic species, lawn areas, custom benches and an upgraded section of the Beachwalk. The city framed it as one continuous stretch of public space from Altos Del Mar Park through Ocean Terrace Park down to the UNIDAD Senior Center and Bandshell Park.

When it opened, the release promised that the project would "offer additional retail and food options beyond what is currently available along nearby Collins Avenue." A year later, the city's own park page, last updated in September 2026, still lists the open-air pavilion as a future feature and lists no cafe or kiosk among the amenities. For now the park is green space, water and shade. Coffee comes from Collins.

Two free stages, one fall calendar

With the oceanfront storefronts in transition, North Beach's evenings this fall are anchored by two public venues. The Miami Beach Bandshell sits steps from the new park on the ocean side. Normandy Fountain Plaza, at 7802 Rue Vendome, holds the other end across the 71st Street corridor on Normandy Isle. Both calendars are full through October, and several of the best nights are free.

Two Thursday evenings in October have something at each end. On October 15, the Fountain's Culture Crawl set starts at 6 p.m. as the sun goes down, and North Beach Social at the Bandshell begins at 7:30 p.m. North Beach Social is the Bandshell's free monthly community series. It returns on November 19 with Abstract Citizen and Black Nimbus and again on December 17. The Fountain's movie night is also a monthly weekend series, so tonight's screening is the first of several.

The corridor between them

Getting from one stage to the other means 71st Street, and the Miami Herald reports that lanes from Bay Drive east to Collins Avenue will be closed until early 2027. One lane in each direction is closed every day from 9 a.m. to 3:30 p.m. Overnight, one eastbound lane closes starting at 6 p.m. Sunday through Thursday. Side streets around the work zone may also lose a lane during daytime and overnight hours. The 6 p.m. eastbound closure overlaps the Fountain's evening start times. For a Thursday that runs from Rue Vendome to the Bandshell, it is worth planning the drive around the work zone or making the trip on foot.

What is coming to Normandy Isle

The next opening sits on the Fountain side. Giorgio Rapicavoli, the chef behind Eating House and Coral Gables' Luca Osteria, is bringing Luca Trattoria to 933 Normandy Dr. As of Miami New Times' September 28 report, it was slated for "this fall" with no specific date. Rapicavoli and his longtime partner Alex Casanova lived in North Beach when they started their careers and opened Eating House in 2012. He describes the new room as Luca Osteria's slightly more relaxed sister, with "a slightly more laid-back feel due to its proximity to the beach and neighborhood atmosphere."

It joins Ezio's at 580 72nd St. Ezio's is the Italian-inspired steak and seafood restaurant from Roberta's co-owners Brandon Hoy and chef Carlo Mirarchi, and it opened on December 19, 2025. Taken together, North Beach's sit-down dinners this fall are clustering around 72nd Street and Normandy Drive. Its morning stops are on the 7300 block of Collins, and its biggest free nights are at the Bandshell and the Fountain. The 7400 block and the storefronts along Ocean Terrace are waiting on a project with a 2029 completion target.
